A scrub and re-coat is used to restore the finish of a floor that has been previously sealed and finished but may show visible signs of wearing, dullness, or scuff marks. The scrub is usually done with a scrub machine and pad at a low speed followed by 1-2 coats of finish. Less floor finish and less labor is required for this job. A strip and finish is usually done 1-2 times per year to maintain a “fresh” finish look and to ensure that your floors don’t have too much build-up of finish. Sand and salt wreak havoc on finished floors and will typically eat away at the finish. A strip and finish is necessary in these circumstances.
